What's included with a Pre-Offer Inspection?

A home inspection is a visual examination of the physical condition of a home or building.  Given our current times and our extremely hot real-estate market many buyers are finding themselves not able to submit an offer with a Home Inspection condition; this is where a Pre-Offer Inspection comes in.

 

Pre-Offer Inspections are slightly different because we are limited by time; generally 1 hour.  With a Pre-Offer Inspection I will attend the property with you for your "showing" with your Realtor.  While you are walking through the property I will only inspect the major components of the home which will include the following:

  • Foundation 

  • Attic (ventilation and Insulation)

  • Roof (if accessible)

  • Heating and Ventilation Systems

  • Electrical Panel

  • Plumbing Systems contained within utility room

I will make note of any repairs that are required, general maintenance issues and identify any safety concerns that need to be addressed. 

 

All of my inspections include the use of a FLIR Thermal Imaging Camera with actual photos of the home included in an easy to read detailed electronic report, which will be emailed to you within 24 hours of conducting the inspection.  I will review the report with you on site and make sure you understand what is written within it and answer any questions that you may have.

Disclaimer: the sellers would be required to know that an inspector is coming to the showing and agree to it in writing.
